Burleigh Heads, Mermaid Waters and Benowa have been named the Gold Coast’s Top 3 suburbs by research house RiskWise Property Review.
 
RiskWise Property Research CEO Doron Peleg said with Queensland’s strengthening economy, along with the added interest brought by the 2018 Commonwealth Games, ongoing capital growth was expected in the three suburbs.
 
“Burleigh Heads, Mermaid Waters and Benowa are all in superb locations offering excellent beach access, popular shopping options and easy accessibility to parks and recreation,” Mr Peleg said.
 
“This will likely attract ongoing demand from locals and intra-state migrants seeking a coastal lifestyle."
 
“Looking back over the past six years, the Gold Coast has demonstrated consistent population growth ranging from 1.28% to 2.25% a year and this means the higher numbers of intra-state homebuyers, investors and renters are set to drive demand in these suburbs."

“The ageing population across Queensland is set to drive this demand, as greater numbers of wealthy retirees move from urban centres in search of luxury properties in prominent coastal areas.”

“With Burleigh Heads, Mermaid Waters and Benowa having almost reached their maximum housing development potential, house prices will likely continue to increase,” he said.
 
“This has primarily been driven by the significant number of unit developments in Mermaid Waters and the surrounding areas.
 
“There is also a projected reduction of house numbers due to rezoning for ongoing unit developments.”
 
He said low vacancy rates across the three suburbs were an indication of the strong demand for houses and this was unlikely to change in the near-future.
